Best Streets to Live in Ponteland
From the acre plots of Runnymede Road to family semis on Pont View and village living off Main Street, a street-by-street look at where to live in Ponteland and Darras Hall.
Ponteland has a reputation as one of the most sought-after places to live in the North East, and it's easy to see why. Good schools, a proper village centre, the River Pont running through it, and countryside on every side, all within reach of Newcastle and the airport.
But "Ponteland" covers two quite different places. There's the old village, with its conservation area, church and riverside streets, and there's Darras Hall, the private estate laid out as a garden village in the early 20th century, where large detached houses sit on generous plots. Prices reflect the difference. According to Rightmove's sold-price data (checked 12 October 2026), homes in Darras Hall sold for an average of around £780,000 over the previous year, while the wider Ponteland average was around £557,000.
Here are the streets and areas that come up again and again, and what each is like to live on.
Runnymede Road, Darras Hall
If Ponteland has a headline street, this is it. In 2026 Rightmove named Runnymede Road the most expensive street in the North East, with an average asking price of more than £1.7 million. Houses here are large, detached and set well back on plots that can run to around an acre, with some gardens reaching down towards the River Pont.
It's very quiet, very private and very green. The flip side is that you'll be driving almost everywhere, and there's no such thing as a bargain.
Best for: Best for: buyers looking for space, privacy and the top end of the market.
Middle Drive, Darras Hall
Middle Drive is one of the main spines of the estate, and it's home to Darras Hall Primary School, rated Outstanding by Ofsted. That alone makes it a magnet for families. Housing is typical Darras Hall: substantial detached homes in mature gardens, with hedges and trees softening the roads.
Living on a through-route like Middle Drive means a bit more traffic at school drop-off and pick-up times, and the Broadway shopping parade serves the estate for everyday essentials.
Best for: Best for: families who want a short walk to an Outstanding primary.
Western Way and Eastern Way
These two roads show a slightly broader side of Darras Hall. Homes that have come up for sale here range from four-bedroom semis to large five-bedroom detached houses, so there's more variety than on the estate's grandest streets. You get the same leafy setting and Darras Hall address, sometimes for a bit less.
Remember that Darras Hall is a private estate. The Darras Hall Estate Committee administers covenants and byelaws, and its consent is needed for many building works and extensions, on top of normal planning permission. Our guide to Darras Hall explained covers how it works.
Best for: Best for: a Darras Hall address with a wider range of house sizes.
Darras Road
Darras Road links the village with the estate, and it's one of the most useful places to live in Ponteland. Ponteland Memorial Hall is here, along with the bowling and tennis clubs, so there's always something going on. The road is also known for its red squirrel crossing signs, a reminder of how much wildlife the area supports.
Best for: Best for: being close to both the village and Darras Hall, with community life on the doorstep.
Thornhill Road
Thornhill Road runs into the heart of the village and takes in St Mary the Virgin, Ponteland's historic parish church. Head along it and you reach the schools campus, home to Richard Coates CE Primary School and close to Ponteland High School and Ponteland Leisure Centre.
Housing includes semi-detached family homes, and part of the road falls within the Ponteland conservation area. For families, having primary, secondary, leisure centre and library all within walking distance is hard to beat.
Best for: Best for: families who want schools and the leisure centre within walking distance.
Pont View
A quieter option on the village side, Pont View is a cul-de-sac of family semi-detached homes. Some properties have gardens with direct access towards the riverside walk, which makes this a lovely spot for dog walkers and anyone who likes being near water.
Best for: Best for: young families wanting a quiet cul-de-sac near the river.
Kirkley Drive and Ryehaugh
For buyers whose budget doesn't stretch to Darras Hall, these streets are worth a look. Kirkley Drive has extended semis and detached family homes, while Ryehaugh mixes two-bedroom terraces with detached houses, making it one of the more affordable ways into the village. Rightmove's sold-price data shows semi-detached homes across Ponteland averaging around £361,000 over the past year, well below Darras Hall levels.
Best for: Best for: first-time buyers and downsizers looking for a foothold in the village.
Main Street and North Road
Living in the village core puts shops, cafés, pubs and the library on your doorstep. The Ponteland conservation area, designated in 1973, covers Main Street, Bell Villas and Thornhill Road, so the historic character is protected. North Road is also home to Henderson Court, a retirement living development, which makes the village centre a popular choice for older residents who want to give up the car.
Best for: Best for: downsizers and anyone who wants to walk to everything.
Things to weigh up
- Prices. Ponteland is one of the priciest places in the region, and Darras Hall prices rose by around 16% over the past year according to Rightmove's sold-price data.
- Schools. Popular schools can be oversubscribed. Check admissions criteria with Northumberland County Council rather than assuming a street is in a catchment. Our Ponteland schools guide has more.
- Transport. Ponteland is car-friendly but less well served by public transport than places on the Metro. Buses into Newcastle take roughly 30 to 40 minutes, and Newcastle Airport Metro station is a short drive away.
- Flood risk. The River Pont has flooded in the past. An Environment Agency scheme, with work starting in 2020, built a flood wall along the south bank protecting more than 250 properties, but check the government's flood map for any specific address.
- Darras Hall rules. The Estate Committee's consent process adds a step to building work.
